Planning Applications

Once the proposed design has been agreed, we can prepare the drawings and documentation required for the appropriate planning application and submit it to the relevant local authority on your behalf.

Kentec can act as your agent throughout the application, dealing directly with the planning authority as the proposal progresses.

If a planning officer raises questions or requests reasonable amendments, we can liaise with them and revise the drawings where appropriate.

Permitted Development & Lawful Development Certificates

Not every project requires a full planning application.

Certain extensions, loft conversions and other alterations may be possible under Permitted Development rights, subject to the property and proposed works meeting the relevant criteria.

We can assess the proposed project and advise on the appropriate route.

Where applicable, Kentec can prepare and submit an application for a Lawful Development Certificate, providing formal confirmation from the local authority that the proposed development is lawful.

This can provide valuable certainty before construction begins and can also be important when the property is sold in the future.

Building Regulations

Planning permission and Building Regulations are two different stages of the process.

Planning primarily considers whether the proposed development is acceptable in planning terms. Building Regulations deal with the technical standards that the construction itself must meet.

Once your proposed scheme is ready to progress, Kentec can produce the detailed drawings and information required for Building Control.

Depending on the project, our Building Regulations drawings can address matters including:
